Regulation of boarding houses differs depending on which state you're in, but regardless of where you live, tenants' advocates are worried there's still a grey area with the laws.
Nicole Kennedy says that Redfern Legal Centre sees many boarding house residents who are experiencing issues.
"We're getting quite a few people who come through saying the conditions within the boarding houses are not the best, or perhaps the notice they've been given before they’re evicted isn't correct, or is very short." Ms Kennedy explains.
Dr Chris Martin from UNSW's City Futures Research Centre also raises concerns, saying he's not sure that boarding houses are addressing housing affordability.
"This sort of solution of coming up with a built form that has much smaller rooms isn't really addressing the problem for those low income households."
